The order matters. Installing a high-efficiency HVAC system into a leaky envelope with unsealed ducts means paying for capacity to condition the attic. Reduce the load first, then size the equipment to the improved house — which is often a smaller and cheaper system.

Air sealing: the cheapest thing nobody does

Most air leakage happens at penetrations you cannot see: top plates, recessed light housings, plumbing and wiring chases, the attic access hatch, and the seam where the wall framing meets the ceiling. Sealing those during a remodel — while the walls and ceilings are open — costs very little and does more for summer comfort than most of what gets spent elsewhere.

If a remodel opens up walls or ceilings, this is the one-time opportunity. It is dramatically cheaper now than as a retrofit.

Windows: worth doing, rarely for the payback

Replace windows because they are failing, because comfort near them is bad, or because the house needs them aesthetically. Treat energy savings as a benefit rather than the business case.

Materials worth choosing during a remodel

Low-VOC paints, adhesives, and finishes, which matter most in a tightly sealed house. Durable materials with long service lives — the greenest product is the one that does not get replaced in eight years. Reclaimed or locally sourced wood where it fits the design. Efficient plumbing fixtures, which in a region with real water constraints matter more than they get credit for. And LED lighting throughout, which is now simply the default.

The honest summary

Sustainable remodeling in North Texas is mostly unglamorous: seal the envelope, insulate the attic properly, fix the ducts, then right-size the mechanical system.
