The city adopted its historic preservation ordinance in 1991 and now maintains the Historic Grapevine Township District along with four local historic districts: College Street, designated 1993; Cotton Belt Railroad, 2002; West Wall Street, 2004; and the D. E. Box Addition, 2011.
Inside those districts a Certificate of Appropriateness must be approved before any exterior alteration, demolition or new construction. The city’s guidance is unusually explicit about the scope: it covers new exterior paint colours, changing doors and windows, adding or removing siding, light fixtures, landscaping, demolition and new construction. Outside the historic districts, the binding constraint in Grapevine is lot geometry rather than review. This is not a large-lot city: the biggest single-family district is R-20 at 20,000 square feet, most housing sits in R-12.5 and R-7.5, and side yards run six to eight feet with a 25 foot rear yard.
