Southlake Regulates How a Metal Building Has to Look
Southlake is the one city in our area that writes design standards for accessory buildings into the zoning ordinance, and if you are planning a metal shop here you need to know them before you order anything. For accessory structures of 500 square feet and above in the SF-1A district, the code sets out requirements by material.
For metal, wood or vinyl siding: a minimum of two colours, with the principal colour limited to white, beige, natural greens and browns, or a colour matching the principal structure, and a contrasting trim colour. All metal accessory buildings must be painted with a factory-applied non-metallic matte finish — so a standard galvalume or bright finish panel is not compliant. Trim detail is required around windows and doors or as string courses and water tables. Windows, doors or other openings are required on at least two sides. And the roof must be pitched at a minimum of one in three. For masonry buildings, the masonry must match that of the house, and the roof design, pitch and materials must match the principal structure’s roof. Open structures with no enclosing walls — gazebos, pergolas, play structures — are exempt.
Size is governed too. SF-1A carries a one acre minimum lot and 20 percent maximum lot coverage, and the sum of all roofed accessory structures is capped at three percent of the lot area or 4,000 square feet. A permit is required for detached structures over 120 square feet, and a form survey is required on all accessory structures and additions.
Two sequencing points. A Tree Protection Permit must be approved and the tree inspection passed before the building permit is released — and that covers setting form boards, lot grading and brush clearing, so it precedes site work rather than running alongside it. And if your property is in Carillon, projects require an HOA approval stamp before the permit application is submitted at all. Southlake runs the 2021 IRC with the 2023 NEC, and Building Inspections, a division of Planning and Development Services, states a ten working day plan review goal.
