Why LVP dominates North Texas remodels

It is genuinely waterproof, which matters in a market where slab foundations, hard freezes, and burst supply lines are all real. It handles dogs, kids, and dragged furniture. It installs over most existing subfloors, often as a floating floor, which lowers labor cost. And the good products now look convincing rather than obviously synthetic.

The limits: it cannot be refinished, so damage means replacing planks or the floor; quality varies enormously between products, and cheap LVP looks cheap and dents; and some buyers still perceive it as a compromise against real wood.

Where tile is the right answer

Wet areas — bathrooms, laundry, mudrooms — and anywhere over radiant floor heating, where tile conducts heat better than anything else. Large-format porcelain in a wood look gives the appearance of plank flooring with none of the water vulnerability, and it will outlast every other option in the house.

The tradeoffs are real: hard and cool underfoot, less forgiving of dropped dishes, and grout that needs occasional attention. In an open plan, running tile everywhere can also make a house feel commercial.

When hardwood still wins

For resale appeal in higher-end North Texas homes, real wood remains the benchmark, and engineered wood delivers most of that with better dimensional stability over a slab — which matters here, where slab moisture and seasonal humidity swings move solid hardwood.

Solid hardwood is the right choice when the house already has it and you are extending or matching, or when you want a floor that can be refinished several times over decades.

The practical recommendation

For most whole-home North Texas remodels: LVP or engineered wood through the main living areas and bedrooms, porcelain tile in bathrooms, laundry, and mudroom. Run one flooring through as much of the house as possible — fewer transitions make a house feel larger and more cohesive, and transition strips are where flooring looks cheapest.

Whatever you choose, subfloor preparation decides the result. An uneven slab telegraphs through every flooring type, and flatness tolerance is stricter for large-format tile than for anything else.
