Where a second bathroom actually fits
The usual candidates, in order of how often they work: under the stairs for a half bath, a large closet backing onto an existing plumbing wall, part of an oversized bedroom, a corner of an underused laundry or mudroom, and a hallway or landing that is wider than it needs to be.
The constraint is almost never the floor area — a half bath fits in 18 to 20 square feet and a full bath in 35 to 40. The constraint is the drain. Supply lines can go almost anywhere; drains need continuous slope back to the main line, and in a slab-on-grade house that means cutting concrete if the new bathroom is far from existing plumbing.

Why this one pays off
Most remodeling improves a house within its existing category. Adding a second full bathroom to a one-bathroom home changes the category — it moves the property into a different set of buyer search filters entirely, and it is one of the clearest value adds available in an older DFW home.
