Equipment — projector, screen, receiver, speakers, seating — sits outside these figures and can range from a few thousand dollars to more than the room itself.

Isolation and acoustics are two different problems

People conflate them constantly, and getting one does not get you the other.

Sound isolation keeps the theater’s sound out of the rest of the house and the house’s sound out of the theater. It is a construction problem: mass, decoupling, air sealing. Double drywall with a damping compound, resilient channel or sound clips to decouple the drywall from the framing, insulated cavities, solid-core weatherstripped doors, and — critically — no shared HVAC return with adjacent rooms. A shared return duct is an open sound tunnel that defeats every wall you build.

Acoustic treatment controls how sound behaves inside the room. Absorption at the first reflection points on side walls and ceiling, bass trapping in the corners, and some diffusion at the back wall. Untreated, a rectangular room with hard surfaces produces muddy dialogue and uneven bass no equipment upgrade will fix.

Isolation is expensive and must be built in. Treatment is comparatively cheap and can be refined later.

The build details that matter most

Light control. A projector needs darkness. Blackout treatment on any window, dark matte ceiling and wall surfaces near the screen, and no light-colored surfaces reflecting back at it.

Sightlines and risers. A second row needs a riser of roughly 8 to 12 inches to see over the first. Riser placement has to be decided before flooring and wiring, and it is a common regret when skipped.

HVAC. A sealed room full of electronics and people gets hot. It needs its own supply and return, sized for the load and designed with low air velocity so the system itself is not audible during quiet scenes.

Electrical. Dedicated circuits for the equipment rack, conduit runs for future cable changes, and dimmable lighting on a control system.

Room shape. Avoid a perfect cube or exact-multiple dimensions, which reinforce specific frequencies. Slight asymmetry helps.

Where to put it

Most North Texas homes have no basement, so the candidates are a bonus room over the garage, a converted formal living or dining room, or a purpose-built addition. Over the garage is common and works well — there is no room below to disturb — but the floor and the garage ceiling both need attention, and the space usually needs HVAC capacity added.

About 15x20 feet is a comfortable minimum for two rows of seating with correct viewing distance. Smaller rooms work with a single row and a smaller screen. Avoid cube-shaped rooms and exact dimensional multiples, which reinforce specific frequencies.
