THE SHORT VERSION

A mudroom addition costs $12,000 to $45,000 in North Texas. Converting existing space — a wide hallway, part of a garage, an oversized laundry room — runs $12,000 to $22,000. Building new square footage onto the house runs $25,000 to $45,000 depending on size and built-in cabinetry.

Convert or build?

Most successful mudrooms are conversions, not additions. The space between the garage door and the kitchen is usually wider than it needs to be, and a laundry room is frequently oversized for the two appliances in it. Finding six to eight feet of depth inside the existing envelope is far cheaper than adding it.

ApproachTypical CostTypical Timeline
Convert hallway or laundry space$12,000–$22,0003–5 weeks
Convert part of the garage$18,000–$30,0004–7 weeks
Bump-out or new addition$25,000–$45,0006–12 weeks

The dimensions that make it work

A mudroom fails when it is too shallow to actually stop and take off shoes. Working minimums: 5 feet of depth from the door to the opposite wall so someone can stand and bend over without blocking the door; 18 inches of depth for lockers or cubbies with coats hanging inside; 15 to 18 inches of width per person for a locker; and a bench at 18 inches high with shoe storage underneath.

A family of four needs roughly 6 feet of locker run. Trying to fit that into 4 feet produces cubbies too narrow to hang a coat in.

What to actually include

Ranked by how much use they get: a bench with shoe storage below, hooks rather than hangers (nobody uses hangers in a mudroom), a closed upper cabinet for the seasonal things you do not want to look at, a durable floor that handles wet shoes — porcelain tile or good LVP, not carpet or hardwood — and a drop zone with a charging outlet for keys, phones, and mail.

Worth adding if the space allows: a dog wash station, a second refrigerator or freezer, a broom closet, and a small sink. Worth skipping: elaborate built-in desks, which collect clutter and rarely get used in a high-traffic pass-through.

Combining a mudroom with laundry

This is the highest-value version of the project in most North Texas homes, because it consolidates two utility spaces into one well-designed room and shares the plumbing you already have. The design constraint is traffic: laundry needs counter space for folding and floor space in front of the machines, and a mudroom needs a clear path through. An L-shaped layout with lockers on the entry wall and laundry on the perpendicular wall keeps them from fighting each other.

Frequently Asked Questions

How big should a mudroom be?

A functional mudroom needs at least 5 feet of depth and about 15 to 18 inches of locker width per family member. A 6x8 room handles a family of four comfortably; anything under 5 feet deep becomes a hallway with hooks.

Can you convert part of a garage into a mudroom?

Yes, and it is a common approach. The space has to be insulated, conditioned, and brought up to habitable-room standards, and the floor usually needs to be raised to meet the house. Check that you are not losing parking the household actually needs.

Should a mudroom have a door to the kitchen?

A door helps contain noise, laundry sounds, and clutter, but many layouts work better as an open pass-through. If the mudroom includes laundry, a door is worth having.

What flooring is best for a mudroom?

Porcelain tile or high-quality luxury vinyl plank. Both handle standing water, mud, and grit without damage. Avoid hardwood and carpet — this is the one room in the house designed to receive wet shoes.

Does a mudroom add resale value?

It is a strong feature in family-oriented North Texas neighborhoods and photographs well, particularly when combined with laundry. It does not typically return its full cost, but it is consistently on buyers’ want lists.
