This gallery collects the work that does not fit neatly into a category: a retail boutique build-out with fitting rooms, a checkout counter and finished sales floor, fireplace surrounds rebuilt in tile and stone with timber mantels, and custom cabinetry and millwork. If you have a project that is not a kitchen, a bathroom or an addition, this is the closest thing to a precedent.
Commercial and one-off work
Birdseye Construction is a residential remodeler by weight of work, but a meaningful share of what we build is neither a whole house nor a standard room. The retail build-out shown here involved framing and finishing fitting rooms, building a checkout counter, and running the lighting and floor finishes that make a sales floor work commercially — a different set of constraints from a house, particularly around schedule, since a store cannot be closed indefinitely.
Fireplace surrounds are a recurring one-off. Refacing an existing firebox in tile or stone and adding a timber mantel changes the focal point of a living room for a fraction of what a full renovation costs, and it is one of the few projects that can be completed in days rather than weeks. The constraints are clearances to combustible materials and whether the existing structure can carry the weight of stone.
Custom cabinetry and millwork appears throughout this gallery and throughout the rest of our work — built-ins, mantels, counters and storage made for a specific opening rather than ordered to the nearest standard size.
Frequently Asked Questions
Do you take commercial projects?
Yes, on a selective basis and generally within our service area. Retail build-outs, tenant finish-out and small commercial remodels are all work we have done. Scheduling is usually the defining constraint, and we plan around your trading hours.
Can you reface an existing fireplace without rebuilding it?
In most cases, yes. If the firebox and flue are sound, the surround can be rebuilt in tile or stone and a new mantel installed. Weight and clearance to combustibles are the two things we check first.
What is the smallest project you take on?
There is no hard floor, but the smallest jobs are typically finish carpentry, built-ins and fireplace work rather than anything involving multiple trades. If it is too small for us to do well, we will say so rather than take it.
Is your cabinetry custom or ordered?
Both, depending on the project. Custom millwork makes sense where an opening is unusual or a built-in has to fit an existing space exactly. Where a standard cabinet line fits the need, that is usually the better value.
