The structural reality
Most attached and detached garages in North Texas were built to carry a roof, not a floor full of furniture, appliances, and people. Adding a conditioned second story means an engineer evaluates the existing foundation, the slab thickness and reinforcement, and the wall framing — and reinforcement is common rather than exceptional.
That evaluation belongs at the very front of the project. It is inexpensive relative to the build, and it is the single answer that determines whether the project is a $150,000 addition or a teardown and rebuild.
Stairs are the design problem
Every garage apartment needs code-compliant stairs, and they consume real square footage on both levels. An interior stair takes floor area from the garage below and from the apartment above; an exterior stair preserves interior space but has to be weather-protected, meet rise and run requirements, and look like part of the building rather than a fire escape bolted to the side.
Exterior access is usually better for a rental or in-law arrangement because it gives genuine independence. Interior access is better when the space is an extension of the household.
Code items that catch people
Ceiling height. Habitable rooms need minimum ceiling height, and a truss-framed garage attic frequently cannot deliver it without raising the roof — which changes the project substantially.
Egress. Any sleeping room needs a compliant egress window or second exit, and second-story egress has its own sill-height requirements.
Fire separation. Living space above a garage requires rated separation between the garage and the dwelling space, including the ceiling assembly and any door between them.
Zoning. A kitchen usually makes it a second dwelling unit, which triggers whatever your city says about ADUs — and whatever your HOA says, which is often stricter.
Design for the long term
Garage apartments serve different purposes over a house’s life: adult children, aging parents, guests, rental income, a home office. Designing one flexibly — a full bathroom, a kitchenette that could become a kitchen, decent sound separation from the garage below, and its own HVAC zone — means it stays useful when the reason it was built changes.

Is a garage apartment considered an ADU?
If it has a kitchen, its own entrance, and a full bathroom, most jurisdictions treat it as an accessory dwelling unit and apply their ADU rules. A guest suite without a kitchen usually is not classified that way.
Can I rent out a garage apartment in DFW?
It depends on the city and the HOA. Some jurisdictions allow long-term rental but restrict short-term rental, and some require owner occupancy of one unit. Confirm before construction rather than after.
How much space do you need above a garage?
A standard two-car garage footprint of roughly 400 to 480 square feet supports a comfortable one-bedroom apartment once stairs are accounted for. Below about 350 usable square feet the layout gets tight after the stair and bathroom are placed.
