Most barndominium problems come from a split: a metal building company erects the shell, then a separate residential contractor finishes it — and the two never coordinated the plumbing, electrical, or insulation before the frame went up.

The mistake that costs the most

A barndominium is two projects that have to be designed as one. The steel building goes up as a shell; the house gets built inside it. When those are two separate companies, decisions get made in the wrong order — the slab is poured before the plumbing layout is final, the frame is set without accounting for interior wall locations, the wall panels are installed with no plan for how insulation and electrical will run behind them.

Every one of those is fixable, and every fix is expensive. Hiring a general contractor who carries both phases means the interior is designed before the shell is ordered.

What to actually ask a barndominium builder

  • Do you build the shell and finish the interior, or only one? If only one, who carries responsibility where they meet?
  • Is the price fixed, and what is in it? Shell-only pricing looks dramatically cheaper than finished pricing. Make sure you are comparing the same thing.
  • Who handles engineering and permitting? Metal buildings need engineered drawings, and rural counties have different requirements than city jurisdictions.
  • How do you insulate? Insulation strategy has to be decided before the shell is built — not after.
  • Is the slab designed for residential loads and plumbing? A shop slab and a house slab are not the same pour.
  • Can I see a finished one? Not a shell — a finished, lived-in interior.
  • Are you licensed and insured, and will you show certificates?

Red flags in a barndominium bid

A shell price presented as a house price. The most common form of misleading barndominium marketing. If a quote seems dramatically low, check whether it includes plumbing, electrical, HVAC, and interior construction.

No engineered drawings. Metal buildings in Texas need engineering, and rural counties still require it even where permitting is lighter.

Insulation treated as an afterthought. A metal envelope in Texas heat without a designed insulation approach produces a building that is miserable and expensive to cool.

Cost-plus with a low estimate. An estimate is not a price. Ask for a fixed price against a written scope.
